The GID training program teaches students that in order to be successful in the development industry an individual must first understand that real estate development is a multi-faceted business encompassing activities ranging from the simple implementation of infrastructure on raw land through the large-scale master planning of complete lifestyle communities.
Regardless of the particular deal, developers must be equipped and able to manage every aspect of the development project. These functions include the location and evaluation of the target site; determination of the target market and building type; planning of the project, including the density, layout and footprint; obtaining of all of the necessary government approvals and permits; providing or securing the necessary construction and take-out financing; assembling the project team including the planners, architects, landscapers, designers, contractors, and others; constructing the building; then leasing or selling the completed building.
