Retail Development Underway at Point Ruston Waterfront


Tacoma, Wash. (Vocus) October 9, 2008

Construction of Point Ruston, a 97-acre mixed use neighborhood on the shores of the Puget Sound, is underway. With a retail core of approximately 120,000 square feet, this open air, waterfront lifestyle center will feature views of Mount Rainier, the Cascade Foothills and Olympic Mountains.

In addition to retail, plans call for 100,000 to 125,000 square feet of Class A office space and 1,000 condominiums, town homes and apartments. The approximate value of the development is $ 1.2 billion.

“Our low bank waterfront location and stunning mountain views will help make Point Ruston a popular Northwest destination,” says Mike Cohen, managing partner of developer Point Ruston LLC. “Area demographics, coupled with Tacoma’s growing popularity as a regional draw, will bolster our ability to bring high quality retail and restaurants to the neighborhood.”

Cohen has retained the services of Colliers International for leasing activities at Point Ruston. The first phase of construction offers nearly 20,000 square feet of retail and commercial space with occupancy targeted in fall 2009.

Point Ruston has secured a formal commitment from Silver Cloud Inns and Hotels to operate a four-star, destination hotel at the waterfront community. Silver Cloud, based in Bellevue, Wash., operates 10 hotels in Washington and Oregon. The 150-room Point Ruston Silver Cloud Hotel will feature an upscale restaurant, lounge and conference facilities.

Cohen expects to start construction of several more neighborhood commercial and retail buildings in late 2009, including the hotel. About 80,000 square feet of restaurant, retail and commercial space is slated for occupancy in 2011, coinciding with Silver Cloud’s debut.

Groundbreaking of the first mixed-use building last April marked the first construction activity on the waterfront property since plans for redevelopment were first envisioned in the early 1990s. Developer Point Ruston LLC is currently placing the foundation for the first mixed-use building at the Built Green community, located at a former industrial site along Commencement Bay.

The 97-acre site is located next to Point Defiance Park, Zoo & Aquarium and the Tacoma Yacht Club. The development area is in two separate jurisdictions, the City of Tacoma and the Town of Ruston.

Point Ruston’s master plans include approximately 50 acres of publicly accessible areas and open spaces, including view corridors, pedestrian and vehicle access, recreational facilities, park areas, public art and a mile-long “Waterwalk.” This pedestrian path, encompassing more than 10 acres and averaging 100-plus feet in width, will complete the link between 702-acre Point Defiance Park and Ruston Way’s popular promenade and restaurant row.

HootSuite Acquires Android Developer Swift App to Speed Development for Google"s Open Mobile Platform

HootSuite Media, Inc. have acquired Swift App, Inc. a company specializing in Android App development, notably their flagship product “Swift App,” a Twitter client for Android. The acquisition means quicker development for the growing Android market and is a show of support for the emerging mobile platform. Terms of the deal were not disclosed.

The HootSuite for Android app allows users to update multiple Twitter profiles, perform realtime search, track keywords and examine click-through statistics for messages directly from the phone. Future plans for the Android app include Facebook integration and other tools to benefit marketers, consultants, collaborative teams from businesses to governments.

The Android open source mobile platform is now available on handsets from a variety of manufacturers members of the Open Handset Alliance who have produced phones such as the Motorola Droid or Google’s own Nexus One manufactured by HTC. The software is open source under an Apache license meaning that vendors can add proprietary extensions without submitting those back to the open source community.

HootSuite CEO Ryan Holmes is enthusiastic about the growth potential for Android in the marketplace, “Android development is a key component to our business strategy and we are excited about the revolution in the mobile industry catalyzed by the Open Handset Alliance. With tens of thousands of phone shipping daily from dozens of manufacturers, we see no end in sight for this open standard. “

The acquisition sees Swift App developer Sebastian Delmont joining HootSuite as a mobile adviser. Singapore-Armenian Development Council Singapore Embraces Armenian National Olympic Team

The Singapore community warmly embraced the Armenian National Olympic Team at the first-ever Youth Olympic Games, held in Singapore from August 14 to 26. The Armenian team experienced the amazing wonders of Singapore and strengthened Armenian positive contributions to Singapore.

The Armenian delegation and the Singapore-Armenian Development Council give their warmest appreciation to all those who contributed to make this event such a wonderful success, including the International Olympic Committee, as well as the Singapore Youth Olympic Games Organising Committee, Singapore Ministry of Foreign Affairs, Singapores National Heritage Board, and National Parks Singapore. The Council also thanks those foreign embassies that expressed support including the United States, the Peoples Republic of China, the Republic of India, the United Arab Emirates, and the Republic of Armenia.

A spokesperson for the Council congratulated all members of the Armenian team and offered them the Councils assistance in strengthening their positive contributions to Singapore. Pierre Hennes, a member of the Council, said Singapore welcomed the Armenian delegation with open arms, making them feel like family, and showed them the many reasons for the amazing Singapore success.

The Council is committed to assisting Armenians worldwide to contribute to Singapore on a scale that would make our ancestors proud. The Council has three-year goals for Armenians contributions to Singapore and expects to meet or exceed those KPIs, commented Paul B. The Singapore-Armenian Development Council organized several events with the goal of having the Armenians experience the amazing wonders of Singapore and strengthen Armenian positive contributions to Singapore. The Armenians visited a number of landmarks representing the positive Armenian historical contributions to Singapore, including Armenian Street, a main street in Central Singapore; the Straits Times, Singapores national daily newspaper, founded by Armenians; and, the Singapore Botanic Gardens, where they viewed the Singapore national flower, Vanda Miss Joaquim, named after its Armenian founder Agnes Joaquim. The Team also visited the Armenian Apostolic Church of St Gregory the Illuminator, the oldest Christian church in Singapore. Built in 1835, the Church will be host to a series of events to be held in March 2011 in celebration of its 175th Anniversary. To strengthen Armenian positive contributions to Singapore, the Singapore-Armenian Development Council organized visits to the Lee Kuan Yew School of Public Policy at the National School of Singapore, the Singapore Science Park, and Singapore Management University, as well as meetings with global entrepreneurs and business leaders interested in expanding trade relations with Armenia and its Diaspora.

Under the auspices of the Games, the Mayflower Secondary School in Singapore organized an Armenian cultural week and the medal winning athletes visited the school and students. Also, the Council organized an impressive community dinner reception honoring the Armenian Olympic delegation.

In total, the Armenian delegation totaled 29 members. The Armenian team won one silver medal (Gor Minasyan, weightlifting 85+kg) and 3 bronze medals (Smbat Margaryan, weightlifting 56kg; Artak Hovhannisyan, freestyle wrestling 46kg; and Davit Ghazaryan, judo 66kg).

But, both vendors and their partners would like to be actively selling within 6 months. Issues such a rebounding economy, new technologies that cause shifts in new practice investments, and industry consolidation are impacting the time and cost of developing solid vendor/solution provider partnerships.

Amazon Consultings recent study identifies key areas that can boost the time to market and ROI for vendors and solution providers. For example, vendors indicate that it only takes their partners 30 days to enroll and get activated in their program, and another 2-4 months to begin actively selling and marketing, after training. Solution providers consistently indicate that throughout these development steps, they rely on vendors staff in sales, technical, services and marketing to accelerate their ramp. They do value some other on-line systems and automation, but the value of people in building new channel relationships remains key.

”We have analyzed this data in depth from both the vendor and solution provider perspectives to better understand the disconnect between the vendor and solution provider communities expectations,” said Beth Vanni, Amazon Consultings Director of Market Intelligence. ”The findings of this particular study validate the common vendor challenge of having 20% of partners producing 80% of their revenue. But, it forces vendors to look more closely at aligning their support along the partner development continuum to what their partners need most. For instance, we found many vendor support programs are unused or under-valued. We also found that the vendors and solution providers had quite different expectations of their distributors for development support. Bottom line, vendors need to spend smarter, know what programs are most valued and used, and clearly identify distributors role in support.”
